The workaround is probably masking a deeper issue where the Org elements are somehow getting corrupted due to a mix of the buffer pre-processing and later operations that happen during the export.

This could possibly be the bug in the Org function used to retrieve the heading elements. But I can reproduce this error only in Org stable (version on Org ELPA), not on the development (main branch) version.
Need to investigate ..
